The plan calls for a large park with attractions for all generations to grow on a neglected site used for illegal dumping. This plan is being implemented by the City of Považská Bystrica with Constario DEVELOPMENT, which, in addition to the park, is also building new housing in the 2DUBY Považská project with 117 spacious apartments, including 5 duplexes with generous floor space.
2DUBY Považská and MUNICIPAL PARK Považská, implemented by Constario DEVELOPMENT, will become projects that will make a big difference to the site and enhance the potential and standard of living in the Rozkvet housing estate.
“It is in our interest to build both projects comprehensively. We want it to be a landmark that can be seen from the highway. The projects will provide much-needed high-quality public space that will serve the already existing housing development and make its current devastation a thing of the past,” explained investor Ján Urík – Managing Director of Constario DEVELOPMENT.
The idea of building a new park for the Rozkvet was born in mid-2021. The first step was to draw up project documentation began and obtain the necessary opinions for excavation permits and subsequent building permits needed to start construction of the park.
After signing a Memorandum of Cooperation, we began removing wind-dispersed trees and trees marked for felling. In addition to the above, there were also diseased trees in the area. “This is why it was important to cut down some of the wind dispersed trees. The sick were removed, the healthy ones were preserved so that they could continue to grow,” added Martina Lalíková.
“The Považská MUNICIPAL PARK project will bring significant intervention to the site, as well as increase the potential and standard of living in the Rozkvet housing estate. Therefore, it requires a patient and sensitive approach. It is a very long-term process that requires a lot of time, forbearance and tolerance,” said Ján Urík, the company’s managing director, who grew up in Rozkvet himself. Although the company faced resistance and, not least, public distrust during this period, it obtained the building permits for the park, which was thus a step closer to reality. “We are a company that stands by its goals and turns its vision into reality even if it takes a long time. We believe that when we start implementing the park, the inhabitants of Rozkvet will begin to see us in a new light. We are aware that actions are worth more than a thousand words and promises,” adds Ján Urík.
Comprehensive revitalisation of the site
Považská MUNICIPAL PARK. The project is exceptional in that it will cover an area of almost 23,000 m2. A park that will be a garden not only for the whole of Rozkvet. A park where everyone can relax. There will be a comprehensive revitalisation of the site, new trails, play and sports facilities, a community garden, a water feature, as well as social amenities. We know that the young trees will not be the same as the old ones, but they will mature and provide a harmonious space for the next generation.
New space, chess and lakeside seating
“It is completely natural for us to work on restoring a green area in the Považská MUNICIPAL PARK project as we know the great importance of urban greenery from our own experience with green roofs on each of our buildings. It matters not just from an aesthetic point of view, but mainly because of climate sustainability and the cooling of the surroundings in a dusty and overheated urban environment,” says Ján Urík.
The park will be revitalized according to a design by Martina Lalíková and will include the laying of paths, planting, landscaping and the installation of furniture in the form of benches, baskets, but also a children’s playground and other play equipment, elements for seniors, exercise equipment, gazebos, fire pits, a barbecue house, a chess table for tournaments in the park, seating by a natural lake and a park café where you can enjoy a cup of coffee.
The investor started the construction of 2DUBY and the Municipal Park in the fourth quarter of 2022, the completion of the first stage of the 2DUBY project is planned for the second quarter of 2024. The investor began implementation of the Municipal Park at the same time as 2DUBY. The first stage of the park (community garden, fire pits, chess seating, borehole + retention reservoir, which will serve as a reservoir for irrigation water, public lighting, water mains, low-voltage connection, sewage connection and dirt paths) should be completed by the end of 2023. Play, sports and water features, as well as social infrastructure, are included in the second, third and fourth stages of construction of the park, which will also take place alongside the construction of 2DUBY.
